What actually goes wrong
Because the hard part was never the taste.
Almost nobody abandons a renovation because they chose the wrong sofa. They abandon it because a number moved, a piece arrived damaged in week eleven, or four trades turned up on the same morning expecting four different things.
The budget nobody itemised
One large undefined number cannot be argued with, adjusted, or compared against another proposal. Projects that fail financially usually failed at the estimate, either because a component was overlooked or because the assumptions under it were never realistic.
The four-month lead time
Bespoke millwork and trade-only upholstery are made, not stocked. A decision taken in the wrong order does not cost money, it costs a season, and it is discovered at the point the schedule can no longer absorb it.
The gap between the trades
The architect, the builder, the fabricators and the installers each hold one part of the plan. Whatever nobody wrote down after the site meeting is the thing that goes wrong, and it goes wrong on your floor.

- Design · Layered concepts, art first. Sourcing runs across a network of more than 6,000 vendors, so a room is composed rather than shopped.
- Deliver · Comprehensive task lists, reporting, one coordinated installation date, and scheduled follow-ups after the project is finished.
Art is the focal point, not the finishing touch
Pieces are curated and commissioned from around the world, then the room is built to hold them. It is the reason no two BKI projects read as the same house.

An estimate is not a rough guess with a decimal point on the end. It is a project broken into measurable components, each priced against real Tri-State conditions. This is the shape of one, next to the single line most people are handed.

Designs are presented already costed, landing inside ten per cent either way of the figure you gave us. That is what lets you decide on the room rather than on the arithmetic.

What is behind the wall
Plumbing or electrical found where it should not be forces a standard-sized piece to become a custom-engineered one. The contingency line exists because that discovery happens after the drawings are approved, not before.
Where the pieces sleep
Nothing goes straight from a workroom to your hallway. It goes to a receiving warehouse, is inspected for transit damage, is claimed against if it arrived wrong, and is held there until one coordinated installation date.
How the room will be used
Mudrooms, lobbies and hallways get finishes engineered for traffic and cleaning. Rooms used quietly can carry investment-level materials. Spending the same per square foot everywhere is how a budget gets wasted.

Is hiring an interior designer more expensive than doing it myself?
Not necessarily. A designer sets a realistic budget up front, negotiates trade-only pricing, and prevents the expensive mistakes before they are ordered. Deep product knowledge is what steers a project toward options that hold both quality and value, and it frequently saves more than the fee it costs.
What is the difference between an estimate and a quotation?
A quotation is a fixed price tied to a finalised scope. An estimate is an informed projection used earlier, while the scope is still being decided, so you can see what is possible and where a compromise may be needed before anything is locked in. Projects that fail financially almost always failed at the estimate.
Can you manage a kitchen renovation, a new build or an addition?
Yes to all three. The team carries over 40 years of combined interior design experience and runs a linear process that sets out the exact steps needed to manage and finish work at that scale, alongside the architect, the builder and the trades.
How do you keep a project confidential?
The team is trained never to use a client name or address with a vendor or subcontractor. Everyone brought onto a project signs a confidentiality statement, and files are named by initials. Susan and John Smith are SJS in every document and every piece of correspondence.
How do you work with our architect and contractor?
The same way on every project, whoever arrived first. Every verbal decision is written down afterwards, by email or into the project files, so nothing depends on what somebody remembers from a site meeting. That written trail is what the other professionals on a job tend to notice first.
Do I need an appointment to visit the boutique?
No. The boutique on East Elm Street is open Tuesday to Saturday and you are welcome to walk in. If you tell us you are coming we will have pulled a few things worth your time before you arrive.
